You know you want to move to a different apartment or townhome. You’ve got your budget ready and know what kind of place you want to call home. Then you see an enticing ad with, “Call today to hear about our amazing move-in specials!” You might be wondering ... are they worth your time or too good to be true?
Landlords will sometimes offer move-in specials to fill up their rental units more quickly. One method used is discounts or perks if you sign the lease the same day you look at the apartment. If you, as a renter, can be encouraged to make a quick decision, it can save both you and the landlord a lot of searching time. The landlord doesn’t have to keep showing the townhome, and you don’t have to continue your search. But be sure of your decision. You certainly don’t want to suffer from “renter’s remorse.”
Getting a reduction in monthly rent by signing an extended contract can seem like a good move. But life happens and things change, and you can’t anticipate every scenario. If you are going to stay put for the timeframe of the lease, this is a great deal to take advantage of.
Some landlords get creative with move-in specials, offering gift cards to local restaurants on moving day, the use of a pickup truck, or allowing a longer move-in time, perhaps stretched over a week’s time. Finding a property manager who is a bit creative can be an indicator of an approachable personality. You might have better luck negotiating with this type of manager. And they’re probably someone who likes to have fun – if that’s what you’re looking for.
The bottom line is to be cautious about move-in specials and don’t be afraid to ask questions. Being prepared to make a thoughtful decision rather than one based on hype or pressure will always be a winning strategy for finding the best rental unit for you.
